1). Schedule a time to meet with Tary!

Tary will meet you at your home to walk the property and work with you to set your custom home selling plan according to your family’s needs. You will go in-depth on your home value and learn key strategies to create the best environment for successful showings!

2). Sign your listing agreement and prepare for showings.

You will determine your sales price and listing date with Tary and sign off on your listing agreement, allowing our team to protect your interests and equity!

You get a copy of our showing secrets for success, a list of tips and tricks to help create a positive environment in your home to help potential buyers feel at home. Check out our video on Staging Your Home for additional tips as well!

You will get a call from our Listing Manager, who will solidify your showing availability, schedule your home photography, bring out the sign and lockbox, and assist you in finishing your home disclosures.

Our Director of Marketing will be working behind the scenes to create a custom home marketing plan for your family to get your home SOLD quick!

4). Receive an offer on your home!

After your showings and open houses, we will find the perfect buyer for your home. We will receive offers and create an offer breakdown sheet for you so you can understand the terms presented. Tary will call you to discuss your options and work her expertise to negotiate the best deal for your family!

5). Go Under Contract.

You will accept a fantastic offer and officially be under contract! After great celebrations, you will be introduced to our incredible Transaction Coordinator. She will be your main point of contact as you journey to the closing table. She will walk you through each step of the process and manage everything to ensure closing goes smoothly and seamlessly.

If a Due Diligence period was negotiated, the buyers will conduct their home inspection and you will need to be prepared for them to stop by with an inspector for a few hours.

You will work with Tary and our Transaction Coordinator to negotiate any requests for repairs and together you will wrap up any Due Diligence.


6). Get Your Home Appraised and Organize Your Move Out.

If you accepted an offer with a loan, you can expect to have your home appraised. Our Transaction Coordinator will schedule a time with you for the appraiser to come out.

During this time before closing, you will be sent some moving companies that some of our clients have used and loved to help you prepare for the closing day move out. If you can’t move before the closing, Tary can help arrange a rentback from the buyer. A rentback agreement would allow you to remain in your home for a specified amount of time after closing.

3). Your Listing Goes LIVE!

Your home will hit the market on the date you and Tary set. This sends your home to hundreds of home search websites and triggers our custom Just Listed marketing campaign. Every homebuyer in FMLS that would be interested in your home will receive a notification as soon as your home is officially live. Our personal office of over 400+ agents all receive a personal email with your home details, you will receive custom home marketing links, and you will start getting requests for showings!

Our buyers’ specialists will be receiving calls from any interested buyers who will want to see inside and schedule open houses to create more availability for buyers to walk through your home.

Every time a buyer shows your home, our Listing Manager follows up with the showing agent to request feedback and help create solutions to any objections their buyers may have.

7). Go to Closing!

Before closing day, you’ll need to:

  • Finalize any repairs required by the contract.

  • Send all receipts and invoices to your Transaction Coordinator.

  • Gather all appliance manuals and warranties for your buyers.

  • Hire a mover.

  • Cancel all utilities for the day after you move.

  • Review all settlement documents, especially the settlement statement.

  • Clean the house.

  • Prepare for the buyers’ final walk-through.

  • Have your ID’s and a checkbook ready for closing (just in case)

Whether or not you attend the closing, you’ll need to provide house keys to your buyer, along with all alarm codes, remote controls for the garage, and mailbox or gate keys. We will meet you at the closing and celebrate with you as you sign off on all the papers! After the closing, you’ll receive the proceeds from the sale, usually by wire transfer. Don’t forget to cancel your homeowners insurance “post-close” – to make sure you’re covered on that day.
